D. ALCOVE RESIDENCE

Intimate and Flexible Communities

The millennial generation wants a more varied lifestyle with social gatherings and stronger ties to a community. D.Alcove residence 

breaks down large scale communities in current day housing into smaller ones, creating a more intimate environment to interact allowing small scale communities to flourish. 

 

SITE

The site is located along Geylang River at Dakota Crescent. It has a beautiful view of the river and the park adjacent to it.

​

The site is highly accessible with the MRT station and bus stop in close proximity.

​

Surrounding the site are the old Dakota Crescent blocks.

SPLITTING

By splitting the building into two blocks and offsetting them from one another, they provide a central opening for Plot A to receive wind and they also shade the communal area on the ground floor in the morning and afternoon.

Breaking down the block into layers and staggering them creates open areas for communal programs

ALTERNATING

Further alternating units allows for a few units to share a communal area, keeping the community sizes to a smaller and more intimate scale.

Alternating the units also reduces the surface area exposed to the harsh direct sunlight and it creates openings for wind to naturally ventilate the units

FLOOR PLAN

The units are designed such that the deeper the clients go into the house, the more private the area becomes. The living room and bedroom have windows facing outwards, optimising the views, natural light and prevailing wind. The kitchen serves as a buffer connecting the private unit to the public communal area.

The buildings are designed with DfMA in mind and are broken up into modules to make construction more efficient. The 1-bedroom and 2-bedroom are located adjacent to one another, to give residents the flexibility to buy both units and expand their home as their family grows.

​

The communal areas are located on the 1st, 6th, 10th and 13th floors. An E-deck is provided to cover the open carpark and increase the connectivity between development and the park corridor along the river.

UNIT DISTRIBUTION

The 4-bedroom units (red) are located closer to the river to give the resident the best view through the day as the elderly would be at home most of the day, while the

1-bedroom (yellow) and 2-bedroom (green) units are located closer to the park as the residents, consisting of single and married millennials would be at work throughout the day.

4-Bedroom = 42 units (50%)

2-Bedroom = 28 units (33%)

1-Bedroom = 14 units (17%)

​

 Total Units = 84

​

These calculations are based on research done on the demographics of Singaporean millennials.
